My Story

I rented for 19 years,
and rarely got my full bond back.

Seven properties across Perth. Yokine, Nollamara, Mirrabooka, Alexander Heights, Joondalup. I kept every one of them clean and looked after. It almost never mattered. At the end, the agency had the paperwork, and I only had my word.

My story is probably your story too. You find a place that feels right. You sign the lease, do the walk-through with the property manager, tick the boxes on the paper form they hand you, and get on with your life. You pay your rent on time. You look after the place.

Then the tenancy ends, and the bond claim arrives.

Carpet replacement. Wall repainting. Cleaning charges. You know a lot of it isn't fair. The marks that were there on day one, the wear that was already worn in. You remember. But remembering something and proving something are completely different things.

It happened to me across property after property. Different agents, the same outcome. I looked after every home I lived in, but the entry report I signed was the agency's, completed in a quick walk-through. There were no photos that would hold up later, no timestamps, no proper record room by room. So when a bond claim arrived months after I'd moved in, I had nothing to set against it. More than once, I got back only a fraction of what I'd paid.

Honest renters deserve a fair hearing at the end of a lease.

Families, workers, people simply trying to keep a stable home. We pay on time and look after the property, yet at the end of a tenancy the outcome often comes down to one thing: who holds the better evidence. Agencies work from professional condition reports, templates, photos and software. Most renters have little more than memory and a few phone snaps. It is that imbalance, not any one agent, that RenterIQ was built to fix.

I'm not a company. I'm one renter who decided to do something about it. I work a FIFO roster in mining, and I taught myself to build this during my R&R, in the weeks I'm home between swings. Like a growing number of Australians, I expect renting to be part of my life for a long time to come, so this isn't a problem I get to leave behind. I'm in the same position as the people I built it for.

So I built the tool I wish I'd had for 19 years. Something that walks you through a property room by room, photographs what matters, timestamps all of it, and gives you a proper record before you ever hand the entry form back. Something that reads your lease in plain English before you sign. Something that knows your rights in your state and tells you who to call. Something that keeps every photo, receipt and message in one place, so when the bond claim arrives months, or even years, later, you have everything.

Then I used it myself, on my last place. Entry report, exit report, every photo kept and lined up side by side. For the first time in 19 years, I got 100% of my bond back. Nothing had changed on the agency's side. The difference was simple: this time, I had the proof.

That's the whole point. RenterIQ is free where it counts, made in Perth, for every renter in Australia. I built it so every renter has solid ground to stand on.

RenterIQ is free from move-in to move-out. Documenting every room, comparing your move-in and move-out to defend your bond, knowing your rights, building your renter resume, and your first lease review all cost you nothing. The only paid extras are reviewing more leases after your first ($4.99 each), an optional AI cross-check that reads the agent's report for likely contradictions ($2.99 per property), and an optional pass if you lean on the AI helpers a lot ($3.99). They all run AI that costs real money each time, so those small fees just cover the AI and the hosting. Everything that actually protects your bond is free. I build this as one renter, not a company, and it was never meant to profit from other renters.

RenterIQ is still in open beta, and I keep improving it during every break I get. If you find something that could work better, tell me. This tool is shaped by the renters who use it.

If you've ever lost a bond you didn't deserve to lose, this one's for you.
