Overview

These Terms of Use govern your access to and use of RenterIQ, including the website at renteriq.com.au and the progressive web application (the "App"). By using RenterIQ you agree to these terms. If you do not agree, please do not use the service.

RenterIQ is a personal organisation and documentation tool. It is not a legal service, and nothing within the App or website constitutes legal advice. Please read the full terms and our Disclaimer carefully.

1. About RenterIQ

RenterIQ is a progressive web application designed to help Australian residential tenants organise and document their tenancy. Features include:

RenterIQ is a preparation layer. We help you organise the information and documents that make up your application; we are never in the submission chain to an agent or landlord. When you apply, you submit directly through the agency's portal, email, or in person — RenterIQ does not transmit your application on your behalf.

RenterIQ also has no upload path for identity documents (driver licence, passport, Medicare, payslips, bank statements). You keep these in your own device storage and attach them directly to the agency at submission time. See our Privacy Policy for the full statement.

Features, availability, and pricing may change over time. We will provide reasonable notice of material changes.

2. Eligibility

You must be 18 years of age or older to use RenterIQ. By using the App, you confirm that you are 18 or over and have the legal capacity to enter into these terms.

RenterIQ is intended for use within Australia. While the App may be accessible internationally, it is designed around Australian tenancy law and practices and may not be applicable or accurate in other jurisdictions.

To produce plain-English lease summaries, inspection report drafts, and exit comparison notes, RenterIQ uses advanced third-party AI language models as an analysis engine. You acknowledge that:

RenterIQ reports are a documentation tool. For any formal tenancy dispute, we recommend seeking advice from your state tenancy authority or an independent legal professional.

5. Property Search & Booking

The property search feature within RenterIQ links to listings and booking pages on external real estate portals (such as domain.com.au). RenterIQ does not operate, control, or take responsibility for those external websites or for the accuracy of listings displayed. Inspection bookings are made directly with the relevant real estate agency — RenterIQ is not a party to that transaction.

6. Your Data

Your inspection data, photos, and documents are stored locally on your device. You are responsible for maintaining backups of any important documents you create using RenterIQ. We recommend exporting your entry condition report and storing it securely (e.g. in your email or cloud storage) immediately after completing it.

8. Intellectual Property

RenterIQ, including its name, logo, design, and code, is the intellectual property of RenterIQ Pty Ltd. Nothing in these terms grants you any rights to the RenterIQ brand, design system, or underlying software. Reports and documents you generate using the App from your own content remain yours.

9. Limitation of Liability

To the maximum extent permitted by Australian law, RenterIQ and its operators are not liable for any loss, damage, or adverse outcome arising from your use of the App, including reliance on automatically generated content, loss of locally stored data, or the outcome of any tenancy dispute.

Australian Consumer Law may provide you with guarantees that cannot be excluded. Where those guarantees apply, our liability is limited to re-supplying the service.

10. Your Indemnity

You agree to indemnify RenterIQ Pty Ltd, its directors and staff against any claim, loss or expense arising from your misuse of documents or reports generated with the App — including submitting knowingly false information to an agent, landlord, tribunal or court, or using the App to harass or defame another person. You accept that reports generated by RenterIQ are a record of your own observations; you are responsible for their accuracy.

11. Sub-processors

RenterIQ uses a small number of trusted third-party providers to deliver the App. By using the App you accept their involvement in processing your data:

12. Force Majeure

RenterIQ is not liable for delay, unavailability or failure to perform arising from events beyond our reasonable control, including telecommunication outages, interruptions affecting our cloud infrastructure or AI sub-processors, natural disasters, cyber-attack, or action of a government or regulator.

13. Termination

You may stop using RenterIQ at any time. We may suspend or terminate your access if you breach these terms, misuse the App, or attempt to interfere with its security. On termination, your locally stored data remains on your device; cloud-synced data is handled in accordance with the Privacy Policy.

14. Governing Law

These terms are governed by the laws of Victoria, Australia, where RenterIQ Pty Ltd is registered. The App is designed for use across all Australian states and territories (NSW, VIC, QLD, WA, SA, TAS, ACT, NT). Tenancy law differs between jurisdictions — where your tenancy is governed by the law of another state or territory, that local law prevails over any tenancy-specific content in the App. Disputes between you and RenterIQ are subject to the exclusive jurisdiction of the courts of Victoria.

15. Changes to These Terms

We may update these terms from time to time. We will post the updated version on this page with a revised date. Continued use of RenterIQ after changes are posted constitutes your acceptance of the revised terms.
