⚠️ Important — Please Read

RenterIQ is a personal organisation and documentation tool for Australian residential tenants. It is not a legal service and does not provide legal advice. Summaries, reports and drafted emails inside the App are produced with the help of AI and should always be reviewed by you before being sent or used. Nothing the App generates is a substitute for qualified legal counsel.

1. Not Legal Advice

Nothing on the RenterIQ website, within the App, or in any content generated by the App (including inspection reports, lease summaries, bond comparison reports, or renter rights information) constitutes legal advice.

Information about tenancy law, renter rights, and dispute processes is provided for general educational purposes only. Tenancy laws differ between Australian states and territories and change over time. RenterIQ does not guarantee that the information provided reflects the current law in your state or territory.

For advice specific to your situation, consult your state or territory tenancy authority or an independent legal professional.

2. Automated Analysis & Summaries

To help renters understand their documents quickly, RenterIQ uses advanced AI language models to produce plain-English summaries of leases, condition reports, and inspection notices. Automatically generated content:

The quality and usefulness of any automatically generated report is directly dependent on the quality and completeness of the information you input. We encourage you to be thorough when documenting property condition. Document text submitted for analysis is processed by our AI language-model provider and is not retained by RenterIQ after the summary is returned to you.

3. Inspection Reports

Inspection reports generated by RenterIQ are intended as personal evidence documentation tools. While they are formatted to a professional standard, RenterIQ does not represent or warrant that any report will be accepted as evidence in a tenancy tribunal, court, or dispute resolution process.

Tribunals assess evidence on its merits. A well-documented, timestamped, room-by-room report will generally support your position — but the outcome of any dispute depends on many factors beyond the tool itself.

4. Lease Analysis

The lease review feature produces a plain-English summary of the clauses in your tenancy agreement and flags terms that may warrant attention. This feature:

If you have concerns about specific clauses in your lease, we recommend contacting your state tenancy authority or a tenancy legal service before signing.

5. Property Search & External Links

The property search feature links to listings on external real estate portals. RenterIQ has no control over the accuracy, availability, or content of those listings. Inspection bookings made via external portal links are between you and the relevant real estate agency — RenterIQ is not a party to and takes no responsibility for those arrangements.

Links to government tenancy authorities and other external resources are provided for convenience. RenterIQ does not control those websites and cannot guarantee their content is current or accurate.

6. No Warranty

RenterIQ is provided "as is" and "as available" during the beta period. We do not warrant that:

7. Get Proper Help — Free Government Resources

Every Australian state and territory has a free, government-backed tenancy authority. If you are facing a dispute or need advice, these are the right first call:

Free legal help is also available through Legal Aid and Community Legal Centres in every state and territory.

8. Data Handling & Breach Notification

RenterIQ is committed to protecting your information. Cloud-synced vault items are stored under your authenticated account only — other users cannot see them. We follow the Notifiable Data Breaches (NDB) scheme under the Privacy Act 1988 (Cth): if an eligible breach occurs that is likely to cause serious harm, we will notify affected users and the Office of the Australian Information Commissioner (OAIC) as soon as practicable. Full detail is in our Privacy Policy.
