Your rental application, sorted

A great cover letter opens the door. Agents then ask for the same few things, so have these ready and you can apply in minutes.

  • Photo ID (most agents use a 100-point check)
  • Proof of income (recent payslips, or a short letter from your employer)
  • Rental references (your current and previous agent or landlord)
  • A completed application (the agency portal, 1Form or Snug)

RenterIQ's free Renter Resume holds all of this once, then copies it into any agency portal, field by field. Your ID stays with you, never uploaded.

Applying soon? It's worth knowing what an agent sees. You can check your rental history for free and learn your rights first.

How to write a rental cover letter (step by step)

A rental cover letter is a short, genuine note to the agent that tells them who you are, why this property suits you, and why you'll be a reliable tenant. Keep it to 200 to 300 words and personalise it to each place. Here's how to write one that actually gets read:

  1. Open with your name and the property. Address the agent or property manager and say clearly which property you're applying for.
  2. Say who you are. Your job or situation (professional, student, family, first-time renter) and why you're moving.
  3. Explain why this place. Name something specific you like (the light, the layout, how close it is to work) so it's obviously not a mass application.
  4. Show you're a reliable tenant. On-time rent, how long you've been at your current place, that you look after it, and that you can provide references.
  5. Close politely. Thank them, offer to view again or answer questions, and sign off with your name.

Short on time? The free builder above writes all five steps for you, personalised to you and the property, in about 30 seconds.

Rental cover letter template (example you can copy)

Dear [Agent or Property Manager],

My name is [your name] and I'd love to be considered for [property address]. I'm a [profession] at [employer], and I'm after a long-term place I can settle into.

[Property feature you love] is exactly what I've been hoping to find. I really like [specific aspect, e.g. the light, the layout, how close it is to work], and the location suits me for [reason, e.g. my commute, family, lifestyle].

I look after the places I live in. I've been at my current address for [duration], always paid rent on time, kept things clean, and stayed in touch with my agent. I'm a non-smoker, [pet status], and I'm happy to provide references from my current and previous landlords.

Thanks for considering my application. I'd be glad to view the property again or answer any questions you have.

Kind regards,
[Your name]

Frequently asked questions

How long should a rental cover letter be?

200 to 300 words is the sweet spot. Long enough to introduce yourself genuinely, short enough that a busy agent will actually read it. RenterIQ's builder targets ~250 words by default.

Can I use the same cover letter for multiple properties?

You can use the same structure, but always swap out the property-specific details (address, suburb, what you love about the place). Agents notice when a letter is clearly recycled. RenterIQ's builder makes it easy to generate a fresh letter per property.

Is the cover letter builder really free?

Yes. Completely free. You can build unlimited cover letters and save unlimited renter resumes at no cost.
